Water on the floor around a heater looks the same whether it costs $25 or $3,000 to fix. The difference is entirely about where it originates, and gravity makes everything look like a bottom leak.

Spend ten minutes finding the source before you call anyone. It changes the conversation from “my water heater is leaking” to “the drain valve is dripping” — and that is the difference between a service call and a replacement quote.

First: shut things down, in this order

If water is actively running rather than dripping, do this before diagnosing anything.

  1. Cut the heat. On a gas unit, turn the control knob on the front of the gas valve to OFF (not PILOT). On an electric unit, switch off its double-pole breaker.
  2. Cut the water. Close the cold-water shutoff valve on the pipe entering the top of the tank. If there is no dedicated shutoff, close the main.
  3. Do not drain the tank yet. A full tank tells you more about the leak than an empty one, and draining 50 gallons through a garden hose takes 30 minutes you may not want to spend.

Never turn a gas water heater’s burner back on while the tank is not full. Dry-firing warps the flue and can crack the glass lining.

Is it actually a leak, or is it condensation?

Cause 01 OCCASIONAL DIY-friendly

On a cold morning, in a humid basement, or right after a long draw of hot water that refilled the tank with 45°F well water, a heater will sweat. The whole outer jacket beads up and drips onto the floor from the bottom edge, which reads exactly like a tank leak.

Tell them apart the boring way. Dry the jacket and the floor completely with a towel, then leave the unit off for two hours and come back. Condensation returns as a broad film across the whole tank. A leak returns as a trail from one specific point.

Also rule out the obvious neighbors: a nearby washing machine hose, a water softener drain line, an AC condensate line, or a foundation seep. Water tracks along floor joists and slab seams and shows up somewhere it did not start.

Is the drain valve leaking?

Cause 02 COMMON DIY-friendly

The drain valve is the spigot at the very bottom of the tank, and it is the single most common source of a genuine bottom leak. It is also the cheapest thing on the entire appliance.

Most builder-grade heaters ship with a plastic drain valve. The seat is soft, and any sediment that lodges in it after a flush will keep it from closing. Wipe the valve and the floor dry, then watch the spout for five minutes.

  • Dripping from the spout: the valve is not seating. Try opening it briefly to flush a grain of sediment out, then closing it firmly by hand. If it still drips, a brass hose cap threaded onto the outlet with thread tape will stop it for years — a legitimate permanent fix, not a bodge.
  • Weeping from where the valve threads into the tank: the connection has loosened or the threads have corroded. That needs the tank isolated and drained before the valve comes out.

Replacing a drain valve outright runs $25 to $150 depending on whether a plumber does it and whether the tank has to be drained first.

Is the T&P valve discharging?

Cause 03 COMMON DIY-friendly

The temperature and pressure relief valve sits on the top or upper side of the tank with a discharge tube running down to within six inches of the floor. That tube is supposed to end near the floor — so a valve that opens sends water to exactly the place where a tank leak would put it.

Dry the end of the discharge tube and watch it. Water there is a T&P discharge, not a tank failure, and it means one of three things:

  • Temperature too high. Set above about 140°F, the valve will relieve on hot cycles. Turn the thermostat down to 120°F, which is also the scald-safety recommendation and cuts standby losses.
  • System pressure too high. Anything over 80 psi at the hose bib will push a T&P open. The cure is a pressure-reducing valve at the service entrance, plus a thermal expansion tank if you are on a closed system with a check valve or backflow preventer.
  • A worn valve. After 5 or 6 years the seat gives up and the valve seeps continuously. Replacement is $100 to $250 installed.

Do not cap, plug, or otherwise silence a discharging T&P valve. It is the one device standing between a stuck thermostat and a tank that ruptures.

Are the connections above the tank leaking?

Cause 04 OCCASIONAL Call a pro

Run a dry paper towel around the cold inlet and hot outlet fittings at the top of the tank, around the flex connectors, and around the base of the T&P valve where it threads in. Any of these can weep a few drops an hour — enough to run down the outside of the tank, under the jacket, and pool at the bottom with no visible trail.

Dielectric nipples are a frequent culprit on tanks past the eight-year mark: the plastic lining inside them degrades, galvanic corrosion attacks the joint, and the fitting starts seeping at the threads. Repairs land in the $150 to $400 range because the water has to come off and the union has to be broken.

Is the tank itself rusted through?

Cause 05 COMMON Call a pro

Every glass-lined steel tank is on a clock. The sacrificial anode rod corrodes on purpose so the steel does not; once the rod is consumed — typically 3 to 5 years on aggressive water, longer on soft — the tank starts rusting from the inside out. Perforation shows up as a weep at a weld seam or the base ring.

The signs that it is the tank and not a fitting:

  • Water reappears from under the jacket’s bottom edge at one spot, and everything above is bone dry.
  • Rusty or brown-tinged water in the puddle or from the hot taps.
  • The unit is 10 years or older. The average US tank heater lasts 8 to 12 years; past 12, tank failure is the default assumption.
  • The drain-pan water keeps coming back after every wipe-down, with no valve dripping.

A perforated tank is not repairable. There is no sealant, weld, or epoxy that holds against 40 to 80 psi on a corroded vessel, and any contractor offering one is selling you a week. A 40- to 50-gallon replacement runs $1,200 to $3,500 installed, depending on gas versus electric, venting changes, code upgrades like an expansion tank or seismic strapping, and whether the old unit has to come up a flight of stairs.

Repair or replace: the honest line

Under 8 years old with a valve or fitting leak, repair every time — you are spending under $400 on an appliance with half its life left.

Between 8 and 12 years with a valve leak, still repair, but start pricing replacements and note that a new heater has to fit through the same door.

Any age with a leak from the tank body, or over 12 years with recurring problems, replace. And if you are replacing anyway, that is the moment to ask about a heat-pump water heater: two to three times the purchase price, roughly a third of the operating cost, and often eligible for a federal efficiency credit and a utility rebate that closes most of the gap.
